KB Homes is a new national builder that just recently began building homes in south carolina. They purchased what was previously Palmetto Traditional Home Builders. For anyone looking to buy a house, I do not recommend using KB Homes in any way. I live in the Waterfall neighborhood in the Ballentine/Chapin area and the reputation they have developed from all homeowners in the area is terrible. Even the smallest problems that arise, they are completely against making any repairs. Even in situations where they realize they have made a mistake, the repair is never a true repair, more of a band aid fix to keep the customer happy for a while. We have had several issues with our house that have been going on for 4 or 5 months before we get any response, then when they do come out to 'negotiate' fixing them (and yes warranty service with them is like trying to get a deal on a new car) they send a customer service rep to do the repairs since he is cheaper than the actual contractor. After he made a couple of routine repairs (nail pops, cracks) I literally had to ask the man to just stop and make the repairs myself. He had no expirience doing the repairs he was making and literally stated to me 'Ive seen the contractors do this stuff a hundred times, its no problem'. Since moving in I have met several ex employees of this company. These ex employees had mentioned they finally quit because once KB Homes bought Palmetto Traditional it felt like all they were allowed to do was lie to the customers to save the company money. They went on to say anytime they admitted guilt to any type of building error they were severily repremanded and the standard answer they were to give customers is 'It meets state code'. This builder is a definite buyer beware. Hope this helps someone avoid the disaster I have dug my way into.

I too recently moved into a KB Home in the Charleston area. I have a long list of repairs that need to be made. These items were found after moving into the house in July. I have called customer service twice to set up repairs. That was two weeks ago. I received one phone call saying things would be fixed, but I havent seen anyone yet. I did not get my frame walk inspection that was listed in the contract prior to the drywall installation. Nobody showed up for the 10-day inspection after we moved into the house.

The quality of work is poor. I had siding fall off the rear of the house and it took 3 phone calls and 2 weeks before anyone came out to fix the problem. I have seen that the contractors take every shortcut possible to complete the work. They get paid the same for bad work as they would good work, and this is your money! Like the first post said, they will try to pacify the customer.

In my experience, the contractor will make changes to the plan without notification. If you read the contract, they are allowed to do this as long as it does not decrease the value of the home. I can see a decrease in quality of the houses in my neighborhood since KB took over the building from Palmetto Traditional. I call it laziness. My front sidewalk is not level, and slants with the slope of the yard. I ask for this to be corrected, and was told that nothing would be done.

During the building phase, I found food in the house all over the floor with ants all over it. There were beer cans in the back yard. Trash all over the place.

Please ask questions on this site before buying from KB. My advise.......DONT BUY KB!!!!!!
